I'm Paul David Thompson. I buy commercial real estate and I build the software that runs it.

Fifteen years in enterprise network engineering at a Little Rock internet provider, ending as Director of IP Networking at Windstream. That was a while ago and I do not claim it as current expertise. What carried forward still matters: change control, blast radius, and rollback. The reason most AI projects die is not the model.

Since 2015, roughly 40 commercial real estate transactions. I help everyday investors scale out of single family rentals into small multifamily and commercial assets, with a specialty in creative and seller financed structures. I run Real Estate 101, a commercial real estate education company.

Along the way I co-founded and co-hosted What's Up Next?, which won the 2019 Plutus Award for Best New Personal Finance Podcast. I stepped back a few years in. My co-host rebranded it as Earn and Invest and has carried it well since.

The tools I ship started as tools for my own work: underwriting screens, offer generation, document pipelines, agents that answer from my own call recordings. Some are now in daily use by paying users. Everything I build gets logged on this site, including what broke.
